Asmex Digital has leased a western Sydney warehouse approved for food use and which includes cool and freezer rooms.
Stanton Hillier Parker’s Gino Soglimbene negotiated the off-market deal for the 800sq m property at 23 Kendall Street, Clyde. The lease term is two years plus an option and the gross annual rate is $150,000.
Mr Soglimbene said food-approved warehouses were in high demand and this one was leased as the former tenant was moving out.

FilterCare Technical Textiles has signed a three-year lease with an option for new premises in western Sydney.
The manufacturer of filter bags, cages and cartridges will occupy Unit 3, 26 Sterling Road, Minchinbury, a 1172sq m warehouse property in a new, six-unit industrial estate.
CBRE’s Matthew Alessi, Brendan Wein and John Micallef, in conjunction with JLL’s Alexander Nakhoul and Miguel Lee, managed the deal. The net rate is $115 a square metre.

Smart Repair Australia has relocated to premises in Melbourne’s east – a newly built 1910sq m high-clearance warehouse and office at 10 Market Drive, Bayswater. JLL’s Simon Wellock and Cameron Stuckey negotiated the three-year lease on behalf of a private owner. The net annual rate is $200,130.
New life for lift
A new laneway cafe in Melbourne will be a hole in the wall – literally.
A window will be cut into a disused lift shaft in Equitable Place, at the rear of 107 Elizabeth Street, to accommodate Mork Chocolate Brewhouse in a space of just seven square metres.
Fitzroys’ James Lockwood negotiated the three-year lease plus three options at $17,000 a year gross on behalf of a private investor.

“This was basically a value-add play to the property by adding more income,” Mr Lockwood said.
“We actually had five offers on the property, highlighting the amount of tenants looking to secure a space like this. It’s likely there will be more types of these deals going forward.”
A 151sq m Sydney CBD office suite has been leased to Advent Insurance Management.
327-329 Pitt Street, Sydney.
Ray White Commercial’s John Skufris managed the deal at 327-329 Pitt Street for landlord Sun. The gross annual rate is $73,000.
The office is on level 16 of the Rialto building. Mr Skufris said the tenant had outgrown serviced office space.
CPB Contractors has leased a 2292sq m office previously occupied by Optus in Melbourne’s south-east.
677 Springvale Road, Mulgrave.
The two-year deal for 677 Springvale Road, Mulgrave – Integrated Logistics Partners’ Herman Technology Park – was negotiated by Colliers International’s John Howell and Tom Rothel and CBRE’s Gianni Macdonald.
Mr Howell said CPB Contractors had won the Monash Freeway upgrade stage two project and needed space for a project office.
The rent was not disclosed but market rates for comparable properties in the area are about $200 per square metre.
Site Skills Training has leased a 1060sq m warehouse and corporate-grade office in Brisbane’s north.
JLL’s Nick Bandiera and Fraser Power helped the ASX-listed company find its new address in the speculatively built North Lakes Business Park at 97 Flinders Parade, North Lakes.
The five-year lease is valued at $190,800 net per annum.
Mr Power said the tenant’s search for new headquarters had covered an area from Caboolture to Brendale, which are about 40 kilometres apart.
